Turkey grants citizenship to foreign investors who buy real estate worth at least USD 400,000 and commit not to sell it for three years. The investor's spouse and children under 18 receive citizenship in the same application. There is no requirement to live in Turkey, no language test, and Turkey allows dual citizenship.
This page explains exactly how the programme works today: which properties qualify, how payment must be made, the step-by-step process, the documents you need, how long it takes, and the mistakes that cause applications to be rejected.
| Requirement | What it means in practice |
|---|---|
| Minimum investment | Real estate worth at least USD 400,000 (threshold in force since June 2022). One property or several properties combined. |
| Official valuation | A valuation report from an appraiser licensed by Turkey's Capital Markets Board (SPK) must confirm the value is at least USD 400,000. |
| Payment through a Turkish bank | The full price must be paid through the Turkish banking system. Foreign currency is sold to a Turkish bank, which issues a foreign currency purchase certificate that is sent to the Land Registry. |
| 3-year no-sale commitment | A "no sale for 3 years" annotation is placed on the title deed (tapu). You can rent the property during this period. |
| Eligible property | Residential, commercial or land, with a title deed (tapu) registered in your name. Off-plan property qualifies only once an individual title deed can be issued to you. |
| Family | Spouse and children under 18 are included. Children with a disability can be included at any age. Parents and adult children are not included. |
| Residence | No minimum stay in Turkey. You only need to be in Turkey for specific steps such as biometrics, or appoint a lawyer with power of attorney. |
Most mistakes happen here, before any money is paid. Since February 2023 the Land Registry applies stricter rules:
Before you reserve any property, our team checks the title deed history, the developer's permits and the valuation, so you know in advance whether it qualifies.
Buying the property, the valuation and the title deed transfer usually take a few weeks. The government review after the application is the longest part. Timelines vary with workload and with how complete your file is: some files are approved within a few months, but in 2025–2026 many applications took longer, often between six and twelve months. A complete, correct file from day one is the best way to avoid delays.
The USD 400,000 must be the value of the property itself. Budget separately for:
We give you a written breakdown of all costs for your chosen property before you sign anything.
Yes. Citizenship obtained through investment can be cancelled if it was based on false documents, an inflated valuation, or if the investment conditions were not really met. Turkey has revoked thousands of investment citizenships for reasons like these. This is why it matters to buy a property with a genuine valuation and clean history, through a licensed and transparent process. Do I have to live in Turkey?
No. There is no minimum stay requirement before or after receiving citizenship.
Can I sell the property after three years?
Yes. After three years the restriction is lifted and you can sell. Your citizenship is not affected by a sale after the three-year period.
Can I rent the property out during the three years?
Yes. Renting is allowed. Only selling is restricted.
Can my parents get citizenship with me?
No. Only your spouse and children under 18 (or children with a disability). Parents can apply for a residence permit.
Can I buy an off-plan property?
Only if the project already has an individual title deed (tapu, usually a "kat irtifakı" deed) that can be registered in your name. Without a title deed in your name, the citizenship application cannot go ahead. We check this before you reserve.
Can I combine two or three properties?
Yes. Several properties can be combined, as long as the total valuation is at least USD 400,000 and the other conditions are met.
Do I need to speak Turkish?
No. There is no language or citizenship test.
Will I lose my current nationality?
Turkey allows dual citizenship. Whether you can keep your current nationality depends on the law of your own country.
