GYO Projects in Turkey: What They Are and How They Compare with Private Developers
Last updated: October 2026
Short answer: A GYO (Gayrimenkul Yatırım Ortaklığı) is a Turkish real estate investment trust supervised by the Capital Markets Board (SPK). Buying in a GYO project means more transparency than with most private developers: audited reports, independent valuations and public disclosures. It is not a guarantee of delivery, profit or citizenship eligibility, so the same checks apply as for any purchase.
When you look at new projects in Istanbul you will often see the letters GYO in a developer's name. Many buyers take it as a guarantee. It is not, but it does mean more transparency than a typical private developer offers.
What is a GYO?
GYO stands for Gayrimenkul Yatırım Ortaklığı, a real estate investment trust. It is a company that invests in real estate and real estate projects and passes the income to its shareholders. GYOs operate under Turkey's Capital Markets Law and are supervised by the Capital Markets Board (SPK). Many are listed on Borsa Istanbul, and their announcements are published on the Public Disclosure Platform (KAP).
The best-known example is Emlak Konut GYO, whose largest shareholder is the state housing agency TOKİ. Many other GYOs belong to large construction and banking groups.
GYO or private developer: the real differences
| GYO developer | Private developer | |
|---|---|---|
| Oversight | Supervised by the Capital Markets Board | No capital markets supervision |
| Financial information | Audited reports and material news published on KAP | Usually not public |
| Property valuations | Portfolio valued by licensed independent appraisers | No obligation |
| Typical projects | Large, multi-phase developments | From single buildings to large compounds |
| Price | Often at or above market | Wider range, more room to negotiate |
What GYO status does not guarantee
- Delivery dates. GYO projects can be delayed like any other. Check the project's progress and the developer's record on earlier projects.
- Price growth or rental income. Your return depends on the location, the price you pay and the market, not on the developer's legal form.
- Citizenship eligibility. The same rules apply as for any purchase: a title deed or registered contract in your name, a valuation of at least USD 400,000 and payment through a Turkish bank. See our guide to Turkish citizenship by investment.
What to check before you buy, GYO or not
- Title status: does the project have a condominium title (kat mülkiyeti) or a construction-stage title (kat irtifakı) that can be registered in your name?
- Permits: a building permit now and an occupancy permit (iskan) at delivery.
- Contract: a notarised sales contract with a delivery date and a penalty if it slips.
- Payments: to the developer's company account, by bank transfer, with receipts. If you are paying over time, read our article on buying in installments.
- For a listed GYO: read its recent KAP announcements about the project you are buying in.
Who a GYO project suits
A GYO project suits buyers who value transparency and a large, well-funded developer, especially for off-plan purchases, where the developer's financial strength matters most. A good private developer with a strong delivery record can be just as safe, and is sometimes better value. The checks above matter more than the label.
