New Projects Near Istanbul Metro Lines: Why Transport Drives Value

Why transport comes first in Istanbul

In a city of Istanbul's size, the question tenants and buyers ask us first is rarely "how many square metres?" It is "how far is the metro?" Road traffic is unpredictable, distances are long, and many tenants, from students to young professionals and expatriate families, do not want to depend on a car. That is why developers place "metroya yakın" (close to the metro) at the top of every brochure, and why you should check that claim carefully.

Istanbul's rail network in October 2026: what is open and what is not

Lines in Istanbul are built either by İBB (Istanbul Metropolitan Municipality) or by the Ministry of Transport and Infrastructure. Here is the status of the lines buyers ask us about most, based on official announcements and recent reporting.

LineRouteStatus (October 2026)
M11Gayrettepe – Istanbul Airport – HalkalıFully open. The last section, Halkalı–Arnavutköy, opened in June 2026. Built by the Ministry.
M5Üsküdar – SultanbeyliFully open. The Samandıra–Sultanbeyli section opened on 22 May 2026.
M1260. Yıl Parkı (Göztepe) – Ataşehir – Kazım Karabekir (Ümraniye)Under construction, test runs since June 2026. İBB has said passenger service should start by the end of 2026.
M14Altunizade – Bosna Bulvarı (Phase 1)Under construction by the Ministry. Phase 1 was targeted for late 2026; treat that as a target, not a date.
M7Yıldız – Mecidiyeköy – MahmutbeyOpen. Yıldız–Kabataş and the westward extension from Mahmutbey are under construction; published target years have moved and now point to 2027–2028.
M4Kadıköy – Sabiha Gökçen AirportOpen. An extension towards Tuzla is projected but has no firm date.
M20Sefaköy – Beylikdüzü – TÜYAPDesigned by İBB, but as of January 2026 not approved for construction in the Presidency's investment programme.

Opening dates in Istanbul move. M12, for example, started construction in 2017, was halted in 2018, stopped again in 2024 and resumed in October 2025. Use the table as a starting point and recheck before you buy.

How a station changes rent and resale

There is no official Istanbul-wide index that measures the "metro premium", so be wary of anyone quoting a fixed percentage. What we can describe is how proximity works in practice.

Rent: a wider tenant pool

  • Tenants usually search by walking time to a station, not by district. A flat a short walk from a station competes for a much larger group of tenants than one that needs a bus first.
  • A larger tenant pool usually means shorter empty periods between tenants, which matters as much for income as the rent itself.
  • Students, hospital staff and office workers are the core demand around stations near universities, hospitals and business districts.

Resale: liquidity and timing

  • A home near a working station is easier to sell, because more buyers will consider it.
  • Much of the price effect tends to happen before the opening, as a line moves from announcement to tender to construction. Buying after the ribbon is cut usually means paying for what is already visible.
  • Buying on a line that is only "planned" is the cheapest entry, but also the riskiest: some lines wait many years, and some never get built.

When closer is not better

  • Directly above or next to a station you may face crowds, noise from ventilation shafts and, during construction, years of disruption.
  • The value of a station depends on the network. A line that connects to Marmaray or to several other lines is worth more than a short line that ends in the middle of nowhere.

How to verify a planned line's real status

  1. Find out who builds it. İBB lines are announced by İBB and operated by Metro İstanbul; Ministry lines are announced on uab.gov.tr. Ask the developer which one it is.
  2. Check the investment programme. A public line needs a place in the Presidency's annual Public Investment Programme (Kamu Yatırım Programı) to move forward. The Beylikdüzü line shows what happens without it: design finished, financing found, construction still not approved.
  3. Look for a construction tender. Has a contract actually been awarded? Tender results are published by the authority that builds the line and in the public procurement system (EKAP).
  4. Look for physical work. Site hoardings at station locations, shafts and tunnel boring machines are real evidence. A line drawn on a developer's map is not.
  5. Locate the exact station and exit. "Near the metro" can mean 300 metres or two kilometres. Check the station location on İBB's E-Plan app (1/5000 plans, for information only) and walk the route yourself.
  6. Read dates as targets. Official opening dates are often revised. Base your numbers on today's transport, and treat a future station as upside.

Corridors worth watching

Göztepe – Ataşehir – Ümraniye (M12)

The most immediate story on the Asian side. M12 links Marmaray, M4 and M5 and has a station at the Istanbul Finance Centre (Finans Merkezi). If it opens as planned, areas within walking distance of its stations gain a direct rail link they lack today. Check that the project you are offered is near a station, not just near the route.

Altunizade – Çamlıca – Bosna Bulvarı (M14)

A short Ministry line in Üsküdar district. Useful for inland Üsküdar, but its later phases are still at tender or planning stage, so separate Phase 1 from the rest.

Sancaktepe – Sultanbeyli (M5)

Now open. This is no longer a speculative corridor: rents and prices can be compared with homes near the older M5 stations, which makes due diligence easier.

Arnavutköy – Halkalı and the airport (M11)

The complete line now links Halkalı and Arnavutköy to Istanbul Airport and Gayrettepe. Parts of Arnavutköy are still developing, so look at schools, shops and roads, not only the station.

Kabataş – Mecidiyeköy – Mahmutbey and west (M7)

Once Yıldız–Kabataş opens, M7 becomes a direct link from the west into Beşiktaş, and Mahmutbey's extension pushes it further west. Both are construction projects with moving dates.

Beylikdüzü (M20)

Upside only if it is approved. Value a Beylikdüzü home on the Metrobus it has today.

Before you buy in a "metro" project

  • Measure the walking time yourself, on the actual route, at rush hour.
  • Ask which line, which station and which status: open, under construction, tendered or only planned.
  • For off-plan homes, check the developer's delivered projects and that the tapu (title deed) and later the iskan (occupancy permit) are in order.
  • Get an ekspertiz (valuation report) from a licensed valuation company and compare it with recent sales nearby.
