Bomonti and Şişli Area Guide: Why Central Istanbul Keeps Its Value
Majesty Turkey's office is in İ Tower Plaza Bomonti, in the Şişli district, so this is the part of Istanbul we walk through every day. Buyers often ask us why central Şişli costs more than newer districts on the city's edge, and whether that premium makes sense. This guide explains where Bomonti is, how it grew, how it connects to the rest of the city, and what kind of property you will actually find here.
Where Bomonti is
Bomonti is a neighbourhood of Şişli, on Istanbul's European side, a short distance north of Taksim. It sits between the older residential quarters of Feriköy and Kurtuluş and the commercial spine of Şişli and Mecidiyeköy. Nişantaşı, the city's best-known shopping street, is close by. In practical terms, it is one of the most central residential areas on the European side.
From brewery to neighbourhood: a short history
The area takes its name from the Bomonti brothers, Swiss brewers who founded one of the city's first large beer factories in Feriköy in 1890 and moved it to its later site in 1902. In 1912 it merged with a rival brewery to form the Bomonti-Nectar company. The plant was taken over by the state in the 1930s and run by the state monopoly Tekel, until the building was abandoned in 1991.
For years the old factory stood empty. Its restoration as Bomontiada, led by Doğuş Group with the music and events company Pozitif, turned the brick buildings into a cultural and dining complex that opened in stages around 2015. The surrounding streets changed at the same time: old workshops and low-rise blocks gave way to residential towers, hotels and offices. That is why Bomonti today combines a historic name with a mostly modern housing stock.
Transport: why the location matters
Good connections are the main reason central Şişli stays in demand. From Bomonti you can reach:
- M2 metro at Osmanbey – the nearest station for most of the neighbourhood. The M2 runs south to Taksim, Şişhane and Yenikapı (connection to Marmaray) and north to Levent and Maslak.
- Şişli-Mecidiyeköy (M2) – one stop north, next to the Mecidiyeköy hub.
- Mecidiyeköy hub – metrobus (the dedicated bus line along the D-100 highway, crossing to the Asian side on the July 15 Martyrs Bridge), many İETT bus routes and the M7 metro line towards Kağıthane and Mahmutbey. The M7's Mecidiyeköy station was closed for track repairs for part of 2026, so check its current status.
- Istanbul Airport – via the M2 to Gayrettepe, then the M11 airport line.
Because the M2 is the city's main north–south line on the European side, a resident of Bomonti can live without a car more easily than in most districts. Tenants notice this, and it is one of the first things they ask about.
Business districts on the doorstep
Bomonti sits between the old and new business centres of Istanbul. Mecidiyeköy and Şişli have their own offices, courts and hospitals. A few metro stops north are Gayrettepe, Esentepe, Levent and Maslak, where many banks, holding companies and international firms have their headquarters. This creates steady demand from professionals who want a short commute, and from companies looking for housing for staff. Hilton Istanbul Bomonti, one of the largest hotel and conference centres in the city with 829 rooms, opened here in 2014 and brings conferences and business travellers into the area all year.
Lifestyle: culture, hotels and shopping
- Bomontiada – restaurants, a craft-beer gastropub in the old fermentation halls, the Babylon concert venue and the Ara Güler Museum, dedicated to the famous Istanbul photographer.
- Hotels – several international brands, led by Hilton Istanbul Bomonti, which also matters for owners thinking about rentals to business visitors.
- Shopping – Nişantaşı's boutiques and cafés, and large shopping centres around Şişli and Mecidiyeköy, such as Cevahir.
- Education and culture – the Bomonti campus of Mimar Sinan Fine Arts University, and the historic churches, schools and markets of Feriköy and Kurtuluş.
What kind of homes you find in Bomonti
Bomonti is a built-up district with very little free land. New supply comes mainly from two sources: redevelopment of former industrial plots, and urban transformation (kentsel dönüşüm) of older buildings. As a result, most of what we show buyers falls into three groups:
- Residences – towers or mid-rise blocks with concierge, security, a gym and often a pool. Apartments are typically studios to 3-bedroom units, which suits both living and renting.
- Branded and hotel-linked residences – projects with a hotel or lifestyle brand and a service package. Monthly management fees (aidat) are higher, so include them in your numbers.
- Older apartment buildings in the side streets towards Feriköy and Kurtuluş – usually larger floor plans, but check the construction year, earthquake documents and the building's urban-transformation status carefully.
Detached houses and villas are practically non-existent here. If you want a garden, look at other districts.
Why central locations tend to hold their value
We do not publish price predictions, and no area is immune to market cycles. But the reasons buyers value central Şişli are structural:
- Scarce land – new projects cannot be added endlessly, unlike on the city's outskirts.
- Broad tenant base – office workers, business travellers, students and families looking for a central address.
- Rail access – a location on the M2 does not depend on future infrastructure promises.
- Liquidity – central, well-known addresses are easier to resell than apartments in remote projects.
For current price and rent levels, ask us for recent comparable sales in the specific building rather than relying on district averages.
Who Bomonti suits
- Buyers who want a central home within reach of Nişantaşı, Taksim and the business districts.
- Investors looking for long-term rental demand from professionals.
- Families buying a home for a student in central Istanbul.
- Buyers who prefer a managed residence with security and services, especially if they live abroad part of the year.
It suits less well buyers who want a large garden, a sea view at a modest budget, or a quiet suburban setting.
Practical tips before buying here
- Check the building's occupancy permit (iskan) and construction year.
- Ask for the current aidat and what it covers.
- If you plan short-term rentals, check both the building's management rules and Türkiye's licensing rules for daily rentals before you count on that income.
- Compare floors and views within the same project – in a dense district, the view can change a lot from one side of a tower to the other.
